Renovation Application

The Approval Process

Once your completed Application has been received it will be reviewed by the Strata Manager. Applications will be processed in a timely manner however depending on the nature of the works, the process could take up to 4-6 weeks. You will be contacted by the Strata Manager notifying you of the outcome.

If the application is not straightforward or there are items in the Application that require discussion, the Application may be deferred until the next-scheduled Strata Committee Meeting at which you may be asked to attend to present the Application and answer any questions. Please note that each individual building may have specific requirements and policies regarding renovations and our team will notify you if this is the case.

Once Approved

Confirmation of formal approval will be provided to you by the Strata Manager.

Prior to proceeding with the Renovation, you must coordinate your renovation dates with the onsite Building Manager (if your building has one) or Strata Committee member so that (i) the Renovations may be coordinated with other work around the complex, (ii) neighbouring residents may be appropriately notified, and (iii) the elevators and loading areas booked (if applicable).

Please do not start your renovation without notifying your Strata Manager / Building Manager.

Some strata buildings require a Damage Bond be deposited prior to commencement of certain renovations. This covers any costs to repair common property if you or your contractors damage any part of common property during renovations.

You may also need to complete a Lift Booking form (if your building has a lift) which outlines the conditions you and your contractors must obey when carrying out works in the complex.

Once the renovation is complete, the Building Manager shall conduct a final inspection to check that the Renovation has been carried out in accordance with the Specifications outlined in your Application and Approval documentation to ensure that no damage has been done to common property.

You must attach the following documents:

  • Copy of the quotation / scope of work / proposed design of screens
  • Sketched or drawn plans of the proposed works / renovations. (Note: Plans must show that walls, doors or partitions will NOT be moved, removed or installed.)
  • Copy of your contractor/s trade licenses (Note: Tradespeople (builders, carpenters, plumbers, electricians, tilers, etc) must be qualified.)
  • Copy of your contractor/s public liability and workers compensation insurance (Note: All contractors must hold public liability insurance.)

C. Installation of floorboards, tiles or hard floors

To prevent the transmission of noise between the apartments, all flooring must include an acoustic underlay and a report from an acoustic engineer on the product being used.

You must attach the following documents:

  • Floor product and acoustic underlay product information
  • Report from an acoustic engineer on the product to be used

D. Installation of additional air-conditioners

You must attach the following documents:

  • Certification that the air-conditioning unit will not exceed 50 dBA when operating at capacity
  • Confirmation that the output of the air-conditioning motor does not exceed 5 kW
  • Confirmation that the air-conditioning unit will be insured the owner or occupant (not Strata)
  • Sketch of where the indoor and outdoor cooling units are to be located

E. Bathroom / Kitchen Renovations

You must attach the following documents:

  • A copy of the proposed waterproofing details
  • Builders / Architects drawing of the proposed work, including fixtures and finishes

F. Declaration and Indemnity

All fields are required in this section.
By submitting this Renovation Application Form, the Owner(s) agrees to the following:

  1. The Owner warrants that all necessary permissions including building or planning permits have been obtained. (Note: Strata does not provide advice on regulatory obligations)
  2. The Owner indemnifies the Owners Corporation against-
    1. Any legal liability, loss, claim or proceedings in respect of any injury, loss or damage to the common property or to other property to the extent that such injury, loss or damage arises from or in relation to the Renovations;
    2. Any amount payable by way of increased insurance premiums by the Owners Corporation as a direct result of the Renovations;
    3. Any amount payable by way of increased fire safety compliance or local authority requirements as a direct result of the Renovations; and
  3. The Owner must, at the Owners cost:
    1. Properly maintain and keep the common property to which the renovation are erected or attached in a state of good and serviceable repair; and
    2. Properly maintain and keep the Renovations in a state of good and serviceable repair and must replace the Renovations (or any part of them) as required from time to time.
    3. Insure all works completed and make no claim on the Owners Corporation whatsoever regarding the Renovations
  4. If the Owner removes the Renovations or any part of the Renovations made under this Approval the Owner must at the Owners own cost, restore and reinstate the common property to its original condition.
  5. Any loss and damage suffered by the Owners Corporation or another lot owner as a result of completing the Renovations must be reimbursed to the affected party and may be recovered from the Owner as a debt due to the Owners Corporation or Owner upon demand with interest at the rate of 10% per annum until the loss and damage is made good.
